Property secured lending (bridging only)
Where a property transaction is time‑sensitive, clients can borrow against a combination of their investments and their home to bridge the gap between selling and buying.
- Loans can be secured against a combination of investments and your primary private residence (PPR), usually your main home
- Property must be in England or Wales, have no existing mortgage or other loan secured against it, and be on the market.
- At least 30% of the loan value must be present within a Rathbones-managed investment portfolio
- Initial term available: 2 years
- Third-party legal fees (approx. £1,700) apply in addition to the arrangement fee
How loans are secured
Portfolio secured lending is secured against the value of your investment portfolio. Property secured lending is secured against your investment portfolio and/or your primary private residence. Where lending is secured against investments, their value can fall as well as rise. If the value of the security falls, you may need to reduce your borrowing or provide additional security to stay within the agreed lending limits. In some cases, assets may need to be sold to bring the loan back within those limits.
